AK Electrical provides electrical testing in Weston-super-Mare for homes, rental properties and businesses. We inspect your wiring, sockets, consumer unit and circuits, then give you a clear report on what is safe and what needs attention.
Electrical installations wear out over time, even when nothing looks wrong. Cables age, connections loosen and DIY alterations can hide problems. Regular testing finds these issues early, before they cause a fault, a fire or an electric shock.

What Is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed wiring in a property. It checks that the installation is safe to keep using and compares it with the current wiring regulations, BS 7671.
The report lists any problems we find using standard codes:
- C1 – danger present. A risk of injury that needs fixing straight away.
- C2 – potentially dangerous. Urgent remedial work is needed.
- C3 – improvement recommended. Not unsafe, but an upgrade would help.
- FI – further investigation. Something needs a closer look.
An installation with any C1, C2 or FI code is rated unsatisfactory. We explain each item in plain English and give you a quote for any repairs.
Electrical Testing for Landlords
Landlords in England must have the electrical installation in their rental properties inspected and tested by a qualified person at least every five years. You must give a copy of the report to your tenants and, if it asks for remedial work, complete it within 28 days. You can read the full rules in the government guidance for landlords.
We work with landlords and letting agents across the town, including the many flats in converted Victorian houses near the seafront. We can arrange access with your tenants, carry out the test and complete any remedial work, so you stay compliant with minimal hassle. Electrical Safety First also publishes useful advice for landlords.
Testing for Homeowners and Businesses
For your own home, an EICR is recommended at least every 10 years, and whenever you buy a property. Older homes and properties with outbuildings or heavy electrical use benefit from more frequent checks.
Business owners have a legal duty to keep electrical systems safe for staff and customers. The Health and Safety Executive explains these duties. We test shops, offices and small commercial units and can work around your opening hours to keep disruption low. Find out more about our domestic and commercial electrical services.
What Happens During the Test?
- We agree a time and explain how long the power will be off.
- We visually inspect the consumer unit, wiring, sockets, switches and fittings.
- We test each circuit, including earthing, insulation resistance and RCD operation.
- We record the results and send you the completed report.
- If anything needs work, we explain it and give you a clear quote.
If testing reveals a fault, our electrical fault finding service can trace and fix it. Where wiring is too old to repair, we may recommend a full or part rewire.

Electrical Testing FAQs
How often do I need an EICR?
Landlords in England need a new EICR at least every five years, or sooner if the last report says so. For owner-occupied homes, a test every 10 years is recommended, and when you buy a property. Commercial premises are usually tested every five years, depending on how they are used.
How long does electrical testing take?
An EICR on a typical two- or three-bedroom house takes around three to four hours. Larger homes and commercial premises take longer. The power will be off for parts of the test, and we tell you in advance.
What happens if my EICR is unsatisfactory?
An unsatisfactory report means at least one C1, C2 or FI code was recorded. We explain each issue and quote for the remedial work. Once the work is done, we confirm it in writing so you have a complete record.
Is an EICR the same as PAT testing?
No. An EICR checks the fixed wiring in a building, such as circuits, sockets and the consumer unit. PAT testing checks portable appliances that plug in. Landlords and businesses usually need an EICR, and may also choose to have appliances tested.
Do you test properties outside Weston-super-Mare?
